The winners of the Mastic Asphalt Council (MAC) Awards 2025 have been announced at a dazzling ceremony in central London.
On Friday 6th June 2025, the mastic asphalt sector convened at London’s Royal Horseguards Hotel to celebrate outstanding projects and individual achievements across the industry at the MAC Awards and Luncheon sponsored by AccuRoof, a part of SIG Roofing.
In recognition of the growing diversity and success of mastic asphalt applications, more awards were given out than ever before. There were four different project-related awards categories – namely General Works, Development and Hybrid Project of the Year; Heritage Project of the Year; Car Decks and Paving Project of the Year; and Small Works Project of the Year.
For the first time, an overall AccuRoof/MAC Contract of the Year accolade was chosen from the winners of the four project-related categories, and a new Sustainability Award was also introduced. The winners and highly commended nominees were announced for each of the awards categories, as well as the winner of the strongly contested Apprentice of the Year accolade.
The MAC Awards and Luncheon 2025 was a poignant event for MAC Director Malcolm Grinstead who will officially retire on 31st October 2025, concluding an extraordinary 55-year career in the industry.
Malcolm was thanked for his sterling service to MAC and the sector as a whole, and it was announced that Bryn Apperley has been appointed as the incoming MAC Director, commencing from 1st August 2025. Bryn has excellent knowledge of mastic asphalt, having worked for IKO PLC for over 40 years.
Following the awards presentation, the attendees were entertained by guest speaker Alan Brazil, a Scottish broadcaster and former footballer who is Host of the talkSPORT Breakfast Show. In his playing career, he played for the likes of Ipswich Town, Tottenham Hotspur and Manchester United, and represented Scotland in international football.
Alan delivered a compelling speech, even including reference to mastic asphalt within his talk. At the event, an impressive sum was also raised for Demelza, which support and care for children and young people with life-threatening conditions across the South East.
General Works, Development and Hybrid Project of the Year
Winner: Sussex Asphalte, Bognor Regis War Memorial Hospital
Highly Commended: Fraden Contracts, MOD Shoeburyness Phase 2
The winning project involved the full replacement of all flat roof areas at Bognor Regis War Memorial Hospital. The scope of works included the complete removal of the existing waterproofing system down to the concrete deck, and a new IKO mastic asphalt waterproofing system was then installed, incorporating additional insulation to meet current thermal performance regulations.
Out of five roof areas, three required the installation of new 18mm structural plywood prior to the application of an IKO self-adhesive vapour control layer. Additionally, the existing capping detail was identified as a primary source of water ingress. This was removed and replaced with a new GRP trim to ensure long-term protection and integrity of the roofing system
The timing of the works coincided with some of the worst weather months of the year, With a four-month window to complete the roofing replacement, continual rain and intermittent snowstorms significantly impacted the programme. The schedule was adapted multiple times to optimise productivity during breaks in the weather, ensuring operatives could work safely and efficiently.
Another further challenge was that the hospital remained fully operational throughout the duration of the project. Regular reviews of the site compound layout and work schedule ensured minimal disruption to both staff and patients. In addition to the original five roof areas included in the original programme, a further four areas were added during the course of the project.
Heritage Project of the Year
Winner: NRA Roofing and Flooring Services – The Harris, Preston
Highly Commended: James Roofing – Bargate Southampton
The Harris is a 130-year-old Grade I listed Museum, Art Gallery and Library in the heart of Preston. A cherished cultural institution, the roof refurbishment was carried out as part of the £16 million ‘Harris Your Place’ project which is designed to restore and reimagine the Harris for 21st-century audiences as a cultural learning space. It is one of the most ambitious cultural projects in the North of England with the aim of securing the future of the Harris and relevance for the next 100 years.
Mastic asphalt was chosen for the roof refurbishment at the Harris, as like many heritage buildings, it was originally protected with asphalt. NRA Roofing and Flooring Services stripped the roof back to its original concrete deck and re-roofed the structure with a system comprising two coats of mastic asphalt backed with a 20 year warranty. Totalling an area comprising 950m², two coats of solar reflective white paint were applied to the top surface to provide additional UV protection.
There were some highly challenging logistical issues to overcome during the roof refurbishment which was carried out over an 18-week period. With no crane, all the stripped up and new mastic asphalt was lifted via hoist. NRA Roofing and Flooring Services also had to deal with some tricky detail work due to mechanical and engineering plant on the roof. This was a fantastic example of sustainability in action as a total of 55 tonnes of mastic asphalt was stripped up and 55 tonnes of asphalt was put back.
Car Decks and Paving Project of the Year
Winner: Black Rock Asphalt – Sainsbury’s, West Wickham
Highly Commended: Oxley Asphalte – Rudyard Park Kids Roadway
Located in a busy suburban retail hub, the Sainsbury’s West Wickham car park required a full refurbishment of its upper deck, a structure that had reached the end of its serviceable life. The existing waterproofing layer exhibited widespread cracking and degradation, contributing to persistent water ingress into the levels below.
Black Rock Asphalt, in partnership with KSD Group and IKO, delivered a robust and long-term mastic asphalt solution. The specified system was the IKO PA2 Permapark System, incorporating a 10mm single-coat Permapark waterproofing layer topped with a 30mm Permapark paving layer, chosen for its superior resilience under vehicular loads and guaranteed waterproofing performance.
Delivering a full deck refurbishment at a live retail site posed a number of operational, environmental and technical challenges. Foremost was the need to maintain public access throughout the works. As Sainsbury’s car park remained in constant daily use, works to the access ramps were restricted to night-time hours, necessitating silent logistics and equipment controls due to the site’s proximity to residential housing.
Another significant challenge was addressing the severely degraded state of the existing asphalt layer, which featured extensive splits, cracks and water pathways. These had compromised the deck’s performance and called for precise removal and preparation before the new mastic asphalt system could be installed.
Material logistics were expertly managed: IKO’s hot-charge tankers were stationed at street level, discharging the asphalt into mobile luggers, which were then driven up the car park ramps to the deck. Notably, Sainsbury’s had made a strategic decision to move away from cold-applied liquid systems, recognising that mastic asphalt offered enhanced durability, simplified maintenance, and a more reliable long-term solution.
Small Works Project of the Year
Winner: Bespoke Asphalt – Willow Road, Hampstead
Highly Commended: Oxley Asphalte – Theatre Royal Brighton
This winning project involved the restoration of the flat roof of a Grade II* listed terraced house in Willow Road, Hampstead. A sensitive restoration was required to retain the building’s visual integrity while upgrading it to meet modern conservation and environmental standards.
The property’s original mastic asphalt roof was a defining feature of its modernist architecture, but the roof had deteriorated beyond repair. The first major challenge involved the careful removal of over 13 tonnes of aged materials, including the original concrete screed, cork insulation and domed skylights. Recognising the historical significance of the building, Bespoke Asphalt preserved a section of the original roof, which now forms part of the on-site museum collection – a fitting tribute to the building’s legacy.
A key performance issue was historical ponding, which had compromised drainage across the roof. To address this without altering the building’s profile, over 9 tonnes of IKO Permascreed was installed, ensuring long-term water management while preserving the roof’s clean geometric lines.
Another major challenge was improving thermal efficiency without increasing the roof build-up. This was solved through the integration of Kingspan Optim-R insulation panels. The final, most visually significant phase of the project, was the application of the new mastic asphalt waterproofing layer. IKO Permaphalt was selected for its proven compatibility with heritage properties and its ability to deliver a seamless, durable and visually sympathetic finish.
The judges were so impressed with the exceptional workmanship that the AccuRoof/MAC Contract of the Year accolade was awarded to Bespoke Asphalt for the Willow Road project in Hampstead. This was chosen from the winners of the four project-related categories.
Sustainability Award
Winner: Fraden Contracts, MOD Shoeburyness Phase 2
The brand-new Sustainability Award went to Fraden Contracts for a highly challenging refurbishment project carried out at a Ministry of Defence (MOD) site in Pig’s Bay, Essex. Sustainability was a key element of the waterproofing project at MOD Shoeburyness. Covering a land area of 9,300 acres with another 35,000 acres when the tide goes out, MOD Shoeburyness has been a weapons testing site for more than 170 years.
Mastic asphalt was specified for a 800m2 refurbishment project at the site. A total of 40 tonnes of existing black rock asphalt was stripped up, melted and relaid due to the listed building status. The original asphalt is believed to have been installed in 1948.
Once the existing asphalt had been removed, it was re-installed in accordance with MOD heritage building guidance. Mastic asphalt was installed on the roofs, walkways, electrical boxes and lead cover flashings. Fraden Contracts worked alongside English Heritage to maintain the original look of the listed buildings. Several logistical challenges were overcome, such as gaining access to small roofs using scaffolding that had been carefully erected so as not to damage the listed building.
As would be expected on a MOD site, security was extremely tight and operatives and deliveries had to be planned in five working days ahead of schedule. Site access was restricted during MOD testing as the site provides a closed and controlled environment for testing weapons systems at various stages of development, for safe disposal of expired ammunition and for live ammunition training in Explosive Ordnance Disposal techniques.
This is the second accolade for Fraden Contracts for the work carried out at MOD Shoeburyness. Just weeks earlier, the company won the mastic asphalt category at the UK Roofing Awards 2025 organised by the National Federation of Roofing Contractors (NFRC).
Apprentice of the Year Sponsored by BriggsAmasco
Winner: Jody Parrish-Jones, Sussex Asphalte
First year, 19-year old apprentice Jody Parrish-Jones was selected as the winner of the coveted Apprentice of the Year accolade in recognition of his exceptional potential and emerging talents.
Mastic asphalt lecturer Alf Tufano of New City College Hackney said: “Without a shadow of a doubt, Jody is a deserving candidate of this year’s award. He displays personal traits that enhance his success. He has a willingness to learn and is keen to become a master of technical skills.
“He consistently displays his work to a high standard, demonstrates dedication and is very motivated to do well. In the workshop, Jody collaborates effectively, offering advice to the other Year 1 Level 2 apprentices within his group,” Alf said.
Malcolm Grinstead, Director of the Mastic Asphalt Council, concluded: “This was a fantastic afternoon of networking and celebration and we were delighted to showcase some outstanding contracts and individuals at the awards. Congratulations to all the nominees and winners.
